The drop from rung to rung is steep. Of the 240 sales at $1.5M and up, 40 cleared $3.5M, 16 cleared $5M and only 1 cleared $10M. That shape says Austin's luxury market is deepest just above the $1.5M floor and thins quickly as prices rise, so the pool of homes and buyers narrows sharply at each step.
